Before your house goes on the market, I help you prepare your home for the sale and the buyers inspection. As a home inspector, I know what inspectors look for, and what course of action you should take. It is important that you understand that this service is identical to the buyers inspection, only for a different purpose. A pre-listing inspection provides several benefits, which I will explain.
If there are issues that require a contractor you will have the benefit of postponing the listing until you've had time to address any issues, some of which may not be so easy and quick to resolve. At least now you'll have the benefit of time and won't be rushed in to finding a contractor.
There may be an issue too large or too costly to repair. You and your realtor can discuss the benefit of simply listing it as a disclosure, or setting aside funds in escrow for the repair item. Disclosing a defect isn't necessarily a bad thing. By disclosing defects, you are essentially telling the buyer that the defect was a factor in determining the sale price of the home. It pretty much removes the opportunity for the buyer to later ask you for a concession based on the defect or condition previously disclosed.

Once your home is ready to list, I can provide you with copies of your inspection to distribute to realtors. I can also provide spiral bound presentation copies for use at open houses for an additional fee. They make great marketing tools.
