1. You request and schedule an inspection via e-mail, website, or phone call. Based on the details about the home and if any additional services are requested, I can email you a quote with an agreement to sign if you are ready to move forward. Each inspection is different, so there is no cookie cutter price. I take into consideration the location, age, and most importantly the size of the home. An inspection shouldn't cost the same for an 2bed/1 bath 800 sq. ft. home vs. a 6 bed/4 bath 6700 sq. ft. home. I will provide you a price that is representative of my time and effort to thoroughly examine the home.
2. I will send you an-e-mail link to the pre-inspection agreement which you electronically sign. Note, your appointment is not 100% secure until the agreement is signed. This form includes your address, the address to be inspected, your e-mail, and the appointment date, time and price. Please double check everything here.
3. Payment should take place before or at the time of inspection. Prior to my arrival you will receive a link to an invoice and payment options. Although I may complete the inspection, the report will not be available to anyone until payment has been received. You can pay with cash, debit, or credit card. I also provide the option to pay for the inspection at closing through Guardian.
4. I perform the inspection. It may take 3-5 hours to perform, or possibly more, depending on the size of the home and if there are many deficiencies to report. I do not limit the time you receive on a home inspection. I ensure I’m as thorough as possible, every time, regardless of the time it takes. If you are present at the inspection, I will also give you a verbal summary of the more noteworthy findings. However, you DO NOT have to be present. I will be there a while, and you may not be able to or not want to spend that much time there. How much time you spend there is up to you. It all ends up in my report, along with any relevant photos, and you can always call me afterwards if you have questions.
5. Once payment is confirmed, you will receive an e-mail, usually the same day, but no more than two, with a link to download the report of my findings. It will likely be many pages and contain a lot of photos. Remember, it is meant to be thorough. My job is to report on EVERYTHING and tell you what is in good condition and what needs attention. I will provide a general summary so you can know what's what. The report will contain a lot of pages, and possibly many pictures so that you will have all the information you need. Keep in mind that no home is perfect, not even new construction. Although the report will list all the home's deficiencies, it will also be a fair and honest representation of my findings. You are paying for me to investigate everything, good or bad. The more you know, the better. Look at the report as a bargaining tool. If there are items needing repair, it will help you negotiate.
